As well as figuring out where the schools, shops, GP and open spaces are.<\/p>\n\n\n<p>If we were buying a house for ourselves we&#8217;d absolutely want to walk round the property and the area before making an offer on anything. However, these properties are in Newcastle-Upon-Tyne and we&#8217;re in Greater London!<\/p>\n\n\n<h3 class=\"wp-block-heading\">So what would a viewing of a property tell us?<\/h3>\n\n\n<h4 class=\"wp-block-heading\">Exterior of the property<\/h4>\n\n\n<ul class=\"wp-block-list\"><li>how busy is the road?<\/li><li>do nearby trees or buildings block sunlight?<\/li><li>where is the nearest train or bus stop?<\/li><li>is there parking &#8211; and does it look busy?<\/li><li>do you need a permit to park and how much does it cost?<\/li><li>are there signs of damp?<\/li><li>is the roof ok &#8211; are there loose roof tiles?<\/li><li>does the guttering look broken?<\/li><li>are there cracks in the walls?<\/li><\/ul>\n\n\n<h4 class=\"wp-block-heading\">Interior of the property<\/h4>\n\n\n<ul class=\"wp-block-list\"><li>are there signs of damp?<\/li><li>is the decoration in good repair?<\/li><li>is there enough storage space in each room?<\/li><li>are the gas and electricity meters pre-pay?<\/li><li>do the light switches and lighting work?<\/li><li>what about the plug sockets?<\/li><li>are the taps and water pressure ok?<\/li><li>is there a water meter?<\/li><li>does the boiler work?<\/li><li>what about the radiators?<\/li><li>what appliances are built in \/ included in the kitchen and do they work?<\/li><\/ul>\n\n\n<h4 class=\"wp-block-heading\">Questions for the agent<\/h4>\n\n\n<ul class=\"wp-block-list\"><li>why is the vendor selling the property?<\/li><li>How long has the property been on the market for?<\/li><li>Have there been many viewings?<\/li><li>Is it leasehold or freehold?<\/li><li>If it is leasehold, how much is the ground rent?<\/li><li>If it is a flat or leasehold, how much is are service and maintenance charges?<\/li><li>when were the electrics last checked?<\/li><li>does the property have a current gas safety certificate?<\/li><\/ul>\n\n\n<h2 class=\"wp-block-heading\">In conclusion&#8230;<\/h2>\n\n\n<p>Since these properties have tenants in place,  we&#8217;re going to assume that the exterior and interior of the flat is fine. Additionally,  the <a href=\"https:\/\/www.newcastle.gov.uk\/services\/environment-and-waste\/environmental-health-and-pollution\/private-sector-housing-5\" target=\"_blank\" rel=\"noreferrer noopener\">local council <\/a>requires all landlords to be registered so that suggests a minimum standard of repair.<\/p>\n\n\n<p>So that just leaves the questions for the agent and we can have that conversation over the phone.
